THE ROLE OF GEOGRAPHICAL INFORMATION SYSTEMS IN REAL ESTATE STUDIES

Abstract

Today, Geographic Information Systems (GIS) are used in many fields and provide significant advantages. One of these areas is real estate studies. In general, GIS is an important tool used for the collection, storage, analysis and visualization of spatial and space-related data. In this context, GIS is used in real estate studies, specifically in real estate sales-marketing transactions, real estate site selection and the creation of real estate collective value maps. With GIS technologies, it has become an indispensable tool in both large-scale urban projects and individual real estate evaluations. As a result of the analysis of the data made through GIS, it is possible to better understand the trends, price movements and potential investment opportunities in the real estate market. In addition, it plays a critical role in determining the distances to important places that may affect the value of real estate, especially in real estate valuation transactions. Therefore, the use of GIS creates advantages in real estate studies. In this study, the role and applications of GIS in real estate studies will be discussed and its benefits and usage examples will be examined.
